Ways to rent your property

What are the ways through which we can rent your house on a vacation basis? And what would be the procedure to follow for each of them?

There are two ways to rent: through platforms and off platforms.

Platforms

  1. You open your Airbnb account, register your bank account and your RFC.
  2. You add us as a co-host.
  3. We take care of everything and you just get paid.
  4. After Airbnb has transferred you, you then transfer us our commission and the cleaning fee paid by the guest.
  5. For platforms like Booking or Vrbo the process varies a bit, but the dynamics are very similar.
       And that’s it!

There is a great demand for vacation homes by users who do not use platforms such as Airbnb or Booking. Some simply do not know them, and therefore never registered with them, and others prefer to rent outside to avoid having to pay commissions to these sites.

These users arrive through social networks, groups in digital media and/or through real estate agencies or brokers. We take care of promoting your accommodation in order to reach this market.

Now, to be able to rent this way, it is necessary to sign a vacation rental contract with each guest, in order to define the responsibilities of each party and have legal certainty. This contract, which was drawn up by a notary lawyer, is provided by us, and you can sign it electronically directly with each guest through the Docusign application. We take care of this entire process, so all you have to do is read and sign. When renting like this, each guest is asked for a photo of the front and back of their ID and the payment of a security deposit that is returned after the stay, as long as everything is in good condition in the property.

This way you can take advantage of the large market of users prefer to rent like this. This type of rental service, along with the reservations that come through Airbnb or Booking, helps to get a higher percentage of occupancy throughout the year.

We strongly recommend not wasting the opportunity to rent this way, because it is a market that can provide interesting benefits.

So these would be the steps to follow:

  1. We promote your home off-platforms.
  2. You sign the contract electronically with each guest.
  3. The guest pays 30% via transfer or deposit to your account as an advance.
  4. Upon check in, we sign the contract and the guest pays the remaining 70% of the stay. The guest is asked for a security deposit that is returned upon check out, as long as everything is fine on your property.
  5. We deposit your share after deducting our commission.

   And that’s it!

Off platforms

Our rates

Vacation rental management (co-hosting): we charge 15% plus VAT.

Cleaning and washing of bedding: the guests are charged directly through the platform, or, if they came from outside the platform, they pay it upon check in.

Maintenance and/or administrative tasks: if your property requires maintenance and/or administrative tasks other than vacation rental, our rate is 50 pesos plus VAT for each half hour of work and the corresponding amount to cover travel expenses. Examples: attention to suppliers, arrangements, fixing things, etc.

Commission charged to the guest that arrives from off platforms: in case we find a guest outside the platform, you tell us your price to report and we will increase the amount of our commission. You, as the owner, receive the agreed amount from the beginning.
